Understanding Dynamic Rate & Revenue Management

Understanding VRC’s Dynamic Rate & Revenue ManagementRevenue management in the world of short-term rentals is the art of fine-tuning your pricing strategy by keeping a close eye on the ever-changing dynamics of supply and demand. Put simply, it's about making sure your property is priced just right, listed on the best platforms, and ready to shine at precisely the opportune moment. This pricing wizardry isn't a new concept; it's a well-established practice that traces its origins back to the airline industry in the 1970s, initially known as Yield Management. Its success prompted giants like Marriott International to adopt it in the 1990s, making it a cornerstone of the hotel industry. Now, it's no surprise that this discipline is making its mark in the short-term rental space, providing property owners with a powerful tool to maximize their income.

At its core, revenue management hinges on a simple yet profound principle—supply and demand. Supply represents the number of available homes or nights, while demand denotes the number of travelers searching for accommodations. The strategy revolves around pinpointing the highest price point that can be charged without leaving your property unoccupied. This entails vigilant monitoring and fine-tuning of your pricing based on the ever-shifting dance between supply and demand. Recent years have witnessed substantial fluctuations in occupancy rates and revenues, driven first by changes in demand (such as the impact of COVID-19 or this summer’s Taylor Swift Eras Tour) and then by shifts in supply, as more homes entered the vacation rental market. In the realm of revenue management, our mission is to be the guardians of this delicate balance, making pricing decisions that respond dynamically to these fluctuations. It's like switching between different pricing gears during high demand times, referred to as "compressed demand," and low demand periods.

As summer comes to a close and the leaves begin to change, nature enthusiasts and adventurers turn their gaze toward Moab, Utah. A desert oasis in the heart of Utah is a captivating destination with a kaleidoscope of gorgeous colors and cool autumn breezes. For those who love mountain biking and hiking, Moab offers an unparalleled playground of stunning landscapes and unparalleled views, which come alive during the autumn months.

The Fall Foliage

In autumn, Moab’s landscape undergoes a mesmeric transformation. As the sun’s angle shifts and temperatures cool, the desert’s unique red rock formations blend harmoniously with the changing fauna, creating a gorgeous visual masterpiece that few outdoor enthusiasts can resist.

Cottonwood trees lining the Colorado River, as well as the aspens in the surrounding mountains, paint the landscape with shades of amber, crimson, yellow, and gold, providing stunning backdrops for any and all outdoor adventures. As you explore the area, you’ll be treated to a panoramic display of a symphony of colors, providing an awe-inspiring backdrop for all of your outdoor adventures.

Mountain Biking: The Ultimate Retreat

Moab, Utah, is well known as a mecca for mountain bikers, and the fall season only adds to the colorful allure. Cooler temperatures make for more comfortable rides, so bikers of all skill levels can enjoy the scenery without breaking a sweat. Trails that wind through the red rock canyons and along the Colorado River bank offer a variety of challenges varying in difficulty, ensuring every biker can enjoy all that this gorgeous area has to offer.

Slickrock Trail, an iconic trail a few miles northeast of Moab, offers the ultimate undulating sandstone terrain. It is a must-try for experienced riders. Although the route can be challenging, beginners can still enjoy the Bar-M Loop, a relatively smoother route that still offers breathtaking views of the surrounding landscape. Whether you’re a seasoned pro or a biking novice, the Moab area’s diverse terrain has something to offer everyone.

Hiking Amidst the Utahian Canvas

Moab’s hiking trails offer an equally enchanting experience for adventurers who prefer to explore on foot. Autumn is the ideal time for embarking on hikes that lead through canyons, up plateaus, and to unbelievable panoramic views.

The Delicate Arch Trail is an iconic route that takes you to one of Utah’s most gorgeous landmarks - the delicate sandstone arch that graces umpteen thousand postcards. A symbol of Utah, the sight of The Delicate Arch against a stunning autumn backdrop is truly a sight to behold.

There is also The Devil’s Garden Loop Trail, with its collection of other-worldly rock formations, offering an almost surreal experience. Embarking on the Devil’s Garden Loop trail is like stepping into a realm where every twist and turn reveals new wonders. These views, juxtaposed with the vibrant fall foliage, create a sense of out-of-this-world beauty that is bound to leave an indelible impression.

The Convenience of Moderate Weather

The mild weather is one of the most appealing aspects of visiting Moab during the cool autumn season. Average daytime temperatures range from the mid-60s to mid-70s (Fahrenheit). Not too hot and not too cold, travelers can comfortably indulge in outdoor pursuits without the sweltering heat of the summer months or the biting cold of winter. Crisp air and gentle breezes make for an invigorating and energizing experience, whether biking through trails or trekking up a mountain path.

Captivating Skies

Another enchanting spectacle emerges as the sun sets behind Moab’s dramatic rock formations. The night sky comes alive with an incredible display of stars. Due to the area’s minimal light pollution, Moab offers a unique opportunity for stargazing.

During the fall, crisp and clear evenings provide the ideal conditions to witness the celestial wonders above. Whether you’re an astronomer or simply looking to be awed by the natural beauty of the cosmos, Moab’s stargazing experiences are a compelling reason on their own to visit Moab in autumn. Imagine camping under a sky of twinkling stars, pointing out constellations, and witnessing the Milky Way stretch across and beyond the horizon. Stargazing in Moab is truly an awe-inspiring and humbling reminder of the vastness of our universe.

Local Delights and Community Spirit

Fall in Moab isn’t just about breathtaking landscapes; it’s also about the local culture and community. As the summer tourist crowd thins out, fall travelers have the opportunity to connect more deeply with the area’s residents and local businesses.

Explore the quaint downtown area, savor local cuisine at charming restaurants, or engage in a lively arts and crafts scene that is sure to encapsulate the essence of Moab’s creative spirit. With a bit of luck, you may even stumble upon a local festival or event where you can partake in celebrations and create memories that will last a lifetime!

Why Moab, and Why Now?

Moab’s fall season presents a unique opportunity for outdoor adventure, natural beauty, and cultural exploration that every adventurer should experience at least once. The mountain biking and hiking opportunities are truly second to none and offer travelers a chance to immerse themselves in the incredible landscapes of red rock canyons, golden aspen groves, and clear blue skies.

Moreover, it should not be overlooked that Moab’s fall offerings extend far beyond daylight hours. While daytime offers incredible opportunities for hiking and biking, the camping experience at Moab gives the gift of gorgeous night skies.

With each trail you conquer, each vista you admire, each star you spot, and local you meet, you’ll find yourself falling deeper and deeper in love with the enchanting destination that is Moab. Embrace the magic of fall in Moab, where every moment is an opportunity to create memories that will last forever. As you traverse the trails and pedal the scenery, you will surely be captivated by stunning visuals and a sense of tranquility. Denver, CO

There are few places where you can look up from the bright lights of the big city and see a majestic horizon of mountains, but that’s precisely what Denver offers. The capital city of Colorado, known for its metropolitan center and nearby wilderness areas, captivates visitors and locals alike with its culture and charm.

Founded in 1858 as a part of the Old West mining boom, the city of Denver has grown to become a modern metropolis with a distinct feel. The aura of the bygone era still echoes throughout the city streets, while booming tech and outdoor industries help to keep the city on the edge of modernity.

Denver is home to several outstanding music venues that attract renowned artists from all over the world, and each summer, the marquees glow with some of music’s favorite names. Denver has everything from theatres to the acclaimed Red Rocks, from bluegrass to techno.

Parks, Theatres & More

Denver is home to a robust variety of music venues, and they are as diverse as the city's inhabitants. The cityscape abounds with theatres, arenas, public parks, and more, and each one can make for the ideal place to catch a show.

Denver Botanic Gardens is not only home to an astounding display of botany that will delight any plant lover, but also to multiple music events throughout the warmer months. The Summer Concert Series and Evenings al Fresco are both a part of the annual Music at the Gardens event, and concerts run from June through August.

The City Park Jazz Summer Concert Series is a local’s favorite that any visitor and lover of jazz should be sure to catch. With a historical tradition that spans over 130 years, this beloved event is also a volunteer-run charitable organization that puts on ten concerts over the summer in the crown jewel of Denver’s parks, City Park. Enjoy the music while relaxing on the green grass and taking in the famous Colorado bluebird sky.

Civic Park is another outdoor Denver institution, and just like City Park, it will host its fair share of music events this summer. On July 1st, Civic Park will host the Dusty Boots Music Festival. An Americana and Alt music extravaganza, Futurebirds and Margo Price will perform, to name a few.

When it comes to Denver theatres that serve as music venues, perhaps none is more renowned than the Fillmore or the Bluebird. Both have seen their share of famous names over the years, and 2023 is no exception. The Bluebird will also be hosting the Taylor Fest on May 27th, a self-described “dance party for Swifties, by Swifties. Speaking of T-Swizzle, the former home of the Denver Broncos, Empower Field at Mile High Stadium, will host two nights of Swift’s Eras Tour on July 14th and 15th.

Fiddler's Green Amphitheater is another famous green space to catch music in Denver this summer. Designed as a large scale earth-sculpture crafted to host community festivals and symphonic music, Fiddler’s Green has grown into a host venue for every type of music, with a capacity of 17,000. This summer, the venue will have The Cure, Fall Out Boy, Kenny Wayne Shepard, and ZZ Top all grace its stage, including many others.

Red Rocks

Perhaps the most famous of all Denver venues, Red Rocks Park and Amphitheater has rightfully earned its place as one of the world’s premier venues, attracting the biggest names in the entertainment industry to perform beneath its storied red sandstone cliffs. Shows on this iconic stage often become fan legends, and the experience must be felt to be understood.

This season’s concert lineup is the usual star-studded affair, and M.I.A., Barenaked Ladies, Rodrigo Y Gabriela, Tori Amos, Lyle Lovett, 311, Al Green, and Duran Duran are just a sampling of the tremendous talent that will play to their fans this summer.

Red Rocks is also well known for its Saturday morning yoga and Monday night movie showings, and both are sure to create even more fantastic memories from a venue that is truly unlike anywhere on earth.

Ouray, CO

When you’re looking for music in Colorado but prefer a more low-key location, the “Switzerland of America,” aka the little town of Ouray, might be the perfect destination. Tucked deep into the mountainous enclaves of the San Juan Rockies and also known as the Outdoor Recreation Capital of Colorado, Ouray has waterfalls, hot springs, nearly endless miles of trails to hike, bike, and four-wheel, and of course, music.

Each summer, the Mountain Air Music Series brings musicians from the Western Slope Concert Series to play free performances every Thursday in June. Each Thursday hosts two unique performances from differing styles of music, creating an event that is as eclectic as it is enjoyable. If that wasn’t enough, the event also spotlights regionally significant non-profits such as the Ouray Volunteer Fire Department. At each event, members of the selected non-profit will serve up libations in the beer tent and gladly accept all the tip money they can raise for their worthy causes.

Moab, UT

Another small town renowned for its local charm and world-class outdoor recreation is the Utah desert oasis of Moab. Located in the middle of internationally sought-after destinations like Arches and Canyonlands National Parks, Moab is a charming town with a lively artist’s culture. Many different types of festivals pass through Moab each summer, with everything from Jeeps to arts and crafts attracting just as varied a selection of visitors. One of the highlights of the season is the Moab Music Festival.

This festival combines professional musicians and the magical Moab landscape each summer to set the stage for an unforgettable experience. Classic and contemporary chamber, jazz, and Latin musicians congregate in different settings around Moab to showcase their art to the fortunate festival attendees. Whether it's being enchanted by the works of Bach in a secluded grotto on the Colorado River or a review of a century of ragtime at a scenic lodge, the Moab Music Festival is one-of-a-kind and not to be missed.

The Moab Free Concert Series will also be occurring this summer, offering free performances by well-known artists from both near and far. This summer, musicians from New York City, the Southwest US, and New Orleans will make appearances.

Ouray, Colorado

Tucked into the steep walls of the Colorado Rockies, the little town of Ouray has a charm all its own. Affectionately nicknamed the “Switzerland of America,” the area definitely lives up to its moniker. With stunning views, a plethora of outdoor activities, and ample hot springs, Ouray is a traveler’s paradise. Long a destination for its healing mineral waters and mountain beauty, it has also become a prominent ice climbing destination in recent decades, thanks to the hard work of the local community and the establishment of the Ouray Ice Park.

Frozen Origins

The Ouray Ice Park, located just outside the town of Ouray in the Uncompahgre Gorge, is one of the premier ice-climbing parks in the world. Founded officially in 1997 with the formation of Ouray Ice Park Inc., its genesis story goes back to the pioneering ice climbers of the area. This time of year, local and traveling climbers seek out the frozen waterfalls of the rugged San Juan Mountains, searching for their next winter wonderland adventure. Among this dedicated group, Southwest Colorado is full of famous natural routes such as Silverton’s Stairway to Heaven and Telluride’s Bridal Veil Falls, first climbed in 1978 by Jeff Lowe and Mike Weis. The ascent was broadcast on ABC’s Wide World of Sports.

Ice climbing grew in popularity, and people began exploring the Uncompaghre Gorge in the 1980s. At that time, the town was nearly devoid of winter activity. That would start to change when, as legend has it, recently relocated local James Burwick, aka Bobo, saw ice forming from a leak in the penstock pipeline for the Ouray Hydroelectric Plant. An ice formation would be created below the leaks in the penstock, potentially offering an exciting ice climb.

Then in 1991, Gary Wild, the co-owner of the Victorian Inn, struck a deal with the owner of the hydroelectric plant’s easement in the Uncompahgre Gorge, Erik Jacobson. Over a six-pack and some goodwill, Wild and Jacobson came to terms. Wild and Bill Whitt, the other owner of the Victorian Inn, had crafted their vision of the Ouray Ice Park, and things were about to take off. By 1997 their effort had gained enough traction that Ouray Ice Park, Inc. was created to establish the park further. Over 25 years later, this collaborative effort has positively impacted the region and the sport of ice climbing itself.

Today the Ouray Ice Park is an excellent example of what locally-led initiatives can achieve with the support of their municipalities. The community-wide cooperation reaps a yearly harvest of ice, excitement, culture, and revenue. With over 100 ice and mixed (ice and rock) routes equaling over a mile of vertical terrain, the Ouray Ice Park has become one of the premier ice climbing venues in the world and continues its mission of remaining free and open to the public.

The 2023 Ouray Ice Festival

The Ouray Ice Festival raises money for the ice park each year through a three-day and four- night event filled with education, competition, and excitement. The Fest is a major financial contributor to the Ouray Ice Park and an essential part of how the park remains maintained and free to the public. During this time, the sleepy town of Ouray, the Switzerland of America, becomes an international ice-climbing mecca.

The week is full of various clinics, offering first-timers and experts alike a chance to learn the craft from some of the world’s best. Whether you’re looking to improve your technique and fitness or want to learn advanced rescue techniques, there’s a clinic for you.

Gear cards are available and allow festival attendees to demo their desired equipment from participating sponsors. If you like what you demoed, the sponsors will sell their gear in the Vendor Village until 1 pm on Sunday the 22nd. There is also a virtual auction from January 13th to January 23rd, and you can register to bid at this link.

In addition to clinics and gear demos, there will be movie screenings, a walk-up climbing wall for kids, fireside chats with the pros, a Miami Vice-themed pool party, and much more. The festivities will not disappoint, as the climbing community is known for its celebratory spirit, and you can check out the event’s full schedule here.

Perhaps the star of the weekend, the climbing competitions are both thrilling and inspiring. Competitors travel from all over the world, and the competition venue is exciting and intimate. Spectators witness these elite athletes' physical and technical prowess as they battle against gravity and one another. The qualifier and finals for the Elite Mixed Climbing Competition will take place Friday and Saturday, respectively. The Speed Climbing Competition will occur separately on Sunday, so spectators will have ample opportunities to watch the sport’s best swing their ice tools and vie for first place.

The excitement of the Ouray Ice Festival will create memories that will last a lifetime. The majesty of the Rocky Mountain winter and the awe-inspiring talent of the elite climbers that gather from around the globe make for a truly world-class, family-friendly experience.

The Vacation Rental Collective team are experts in facilitating all manner of adventures, and we want to welcome you to the Ouray Ice Festival! Colorado is our backyard, and we offer you best-in-class vacation rental services with a local’s edge.

It is with a heavy heart and deep sadness that we inform you of the death of our colleague, friend, and VRC co-founder and CEO, Chris Bettin. Chris passed away peacefully on Thursday, December 15th, around 4 pm, surrounded by family and friends in the comfort of his home. Chris was diagnosed with large cell neuroendocrine cancer in late August, which resulted in Chris taking a medical leave of absence and stepping away from the company to pursue medical treatment shortly thereafter.

The VRC family lost a co-founder, visionary, and friend, and the world has lost an amazing, kind-hearted, and generous human being. We are eternally grateful for the time, insight, knowledge, and experience he shared. Chris leaves behind a company that reflects his vision, and his spirit will forever live on in the foundation of VRC.

Mary Beth Miles, our COO, who has been filling the role of Interim CEO in Chris' absence, will be VRC's permanent CEO moving forward.

Some of you may wish to make a gesture to celebrate him. If so, in lieu of any floral arrangements, Chris’ family is asking that contributions be redirected to one of many local nonprofits in his name. Here are a few local organizations that Chris supported:

Durango Trails
SASO
Boys and Girls Club of La Plata County
Manna Soup Kitchen
The Ouray Via Ferrata

VRC made a contribution to both SASO and Durango Trails in honor of Chris and his perpetual generosity.

No words can adequately express our sadness at Chris’ death or our gratitude for the opportunity to know and work with him. We are grateful for the support and kindness of those who share our feelings for Chris. His greatest love was for his son, Dylan, and his family. Our hearts go out to them and to all who were touched by his extraordinary gifts.

With love and deep sadness,
The Vacation Rental Collective Family
